Room pricing versus square feet

Use room pricing when the customer needs a quick residential quote and most rooms are a normal size. Move to square-foot pricing when a basement, great room, office, hallway system, or commercial suite would take more wand passes than the room count suggests.

Room quote: rooms x room rate, plus stairs, stains, pet treatment, protector, upholstery, travel, and minimum-fee adjustment.

Square-foot quote: cleanable square feet x method rate, plus the same visible add-ons and a target-margin check.

Minimum fee rule

Set the minimum high enough to cover arrival, inspection, setup, vacuum/pre-spray time, machine cleanup, and payment fees. If the calculated quote lands below that floor, explain the minimum service charge instead of hiding it in a vague total.

Room pricing is faster for standard homes. Square-foot pricing is safer when rooms are oversized, commercial, or unusually open because it follows production time more closely.

What is a good minimum charge for carpet cleaning?

Many owner-operators start near a $125 to $175 minimum, then raise it when drive time, parking, equipment setup, or local labor costs make small jobs unprofitable.

Should pet odor and stains be included in the base price?

Light pre-spray can be included, but pet odor, dye stains, urine, filtration lines, and protector should usually be separate line items because they change chemical use and dwell time.
